Public cadastral map

The public cadastral map: plot boundaries, cadastral number, area, designated use, ownership form. First step before buying land.

Cadastral extract

Plot extract — online via the e-services portal or service center; free/fast with e-signature. Needed for notarized deals.

Cadastral number

Format: zone:quarter:plot code. Without a number the plot legally doesn't exist for deals — it's assigned after survey documentation.

Survey documentation

A surveyor measures boundaries, prepares the XML file, files it with the cadastre. Takes 2–6 weeks. Result — an extract and the plot on the map.

Pre-purchase check

Extract: owner, encumbrances, seizure, mortgage. Compare map boundaries with reality. Boundary disputes are a common lawsuit cause.

E-services

The land e-portal: extracts, info certificates, error reports. Diia — plot certificate for owners. All need a qualified e-signature.

Over Kadaster

Kadaster — kadastrale kaart, uittreksels, kadastraal nummer. Overheidsdiensten: Diia, IDP-betalingen, paspoorten, registratie, registers. Gebruik onze tools zonder registratie of software-installatie. Alle berekeningen gebeuren in uw browser — uw gegevens worden nooit naar een server gestuurd.
