Contractor Contract

• Mandatory clauses

  Scope and work list, estimate as annex, deadlines with delay liability, stage acceptance procedure, warranty terms (min 1 year).

• Stage payments

  Advance ≤20–30% for materials; the rest — after stage acceptance. Never pay 100% upfront or for «future» works.

• Estimate & extras

  Fixed estimate as annex. Extra works — only with written approval and price before execution. This is the main source of budget inflation.

• Materials

  Who buys and keeps receipts. Material leftovers belong to the client. Brand substitution without consent — grounds for penalty.

• Hidden works

  Hidden works acts (wiring, plumbing, waterproofing) are signed before closing. Demand photos of routing layouts.

A contract with an individual crew is also valid — written form and payment schedule matter.
