Buyer documents

• Personal

  Passport, taxpayer ID, notarized spousal consent to purchase, marriage certificate.

• Property-side

  Seller's title, registry extract, technical passport, registered-persons certificate.

• Debts

  Utility/HOA arrears, mortgage, arrest — all cleared before the deal or written into its terms.

• Finances

  Proof of funds for bank/notary (declaration, contract, mortgage approval).

The real-property registry extract should be pulled on deal day: a mortgage or arrest could have appeared yesterday. The notary checks online, but your own extract is your protection.
