Dorm vs flat
Dorm: UAH 500–1500/mo but queues and rules. A flat for 2–3 students: UAH 3000–6000/person in a regional center. Count utilities (+15–25%).
When to search
Peak season is Aug-Sep, prices +10–20%. Best time: May-June (after grads' finals). University chats and boards are cheaper than agents.
A contract even for students
A student tenant has the same rights: contract, handover act, deposit fixation (usually 1 month). Parents as guarantors is normal practice.
Flatmates — agreements
In writing: who pays utilities, cleaning rotation, guests, quiet hours. When someone leaves — who finds a replacement and how the deposit is split.
Checking the flat
Check: winter heating (radiators), boiler, windows, plumbing, internet. Photograph all defects before signing — otherwise they are blamed on you.
Location beats price
A cheaper flat an hour away = 2h/day lost + transport costs. Count the total cost: rent + transit + time.
