Key lease terms in plain language

Security deposit

A sum (usually 1 month) guaranteeing property safety. Returned at move-out minus real damage — not 'wear' or 'cleaning'. Fix return terms in the contract.

Handover act

Contract annex: flat condition, meter readings, furniture list. With photos/video. Without it, proving 'was/wasn't' is nearly impossible.

Rent indexation

Rent increase per a contract formula — usually yearly by CPI or a fixed percent. Without a clause, increases need your consent.

Subletting

Transferring the flat to a third party by the tenant. Legal only with the landlord's written consent — otherwise grounds for termination.

Agent commission

Agent's fee: 50–100% of monthly rent, usually paid by the tenant. Legitimate practice — commission after signing, not for 'viewings'.

Payment security

Deposit alternative: first+last month upfront or an insurance deposit. Clarify what the 'last payment' means at move-out.

Home inviolability

Constitution art. 30: the landlord cannot enter unannounced. Put visit rules in the contract (e.g., 24h notice, with you present).

Grace period

A period where late payment is not a breach — typically 3–10 days. If not written, every late day is formally a breach.
