Coliving: format & contracts

Renting a room in a managed space with shared zones: kitchen, coworking, laundry. All-inclusive — utilities, internet, cleaning. Price: a private room costs more than a flat share, less than a 1-bed.

Suits: newcomers to a city, remote workers, community-minded people. Not for: those wanting full privacy or with pets (often banned).

Often a service agreement, not a classic lease. Check: minimum term, deposit, early-exit penalties, shared-zone rules.

Room soundproofing, shared-zone cleaning schedule, what is really included (often extra: laundry, parking, guests), who the neighbors are.

Count the real difference: a coliving room ≈ 70–90% of a 1-bed flat's price, but no 2-month deposit and no utility surprises. For 1–6 month stays it is often cheaper.
