LTV (loan/value)

Documents

  • •Title documents (purchase deed, certificate)
  • •Extract from property rights register
  • •Independent appraisal
  • •Notarized co-owners'/spouse consent
  • •Technical passport

Most liquid collateral. Bank checks location, condition, renovations, no unauthorized construction.

LTV is the % of appraised value the bank lends. An accredited appraiser values the asset — listing prices don't count. The pledge is registered in the encumbrance registry.
