Share, NGV, cadastre, emphyteusis, easement — in plain language
NGV (normative monetary valuation)
Official per-hectare valuation by methodology — base for rent (≥3%), tax and pledge. Not market price.
Land share
Fraction in common ownership of former collective-farm land — certificated or allocated in kind. Leasable and inheritable.
Cadastral number
Unique plot identifier in XXNNNNNNNNNN:NN:NNN:NNNN format — without it the plot legally doesn't exist.
State land cadastre
State cadastre — registry of plots (boundaries, area, designation). Public cadastral map — map.land.gov.ua.
Designated purpose
Land category: agricultural, construction, forestry etc — determines what's allowed on the plot.
Emphyteusis
Long-term inheritable right to use another's land for agriculture — up to 50 years.
Easement
Limited right to use another's plot (passage, utilities) — registered and transfers with the land.
Land surveyor
Licensed specialist in land-management documentation: surveying, cadastral plans, tech documentation.
Rent indexation
Yearly rent recalculation by the consumer-price index — a standard clause of land-share leases.
State Agrarian Registry
State agrarian registry — farm registration for subsidies and agro programs.
