How to shoot a property so the listing sells

Details

  • Room order

    Facade → living room → kitchen → bedrooms → bathroom → window/balcony view; 20–30 shots minimum.

  • Light

Daylight with the window behind you; an evening 'twilight' facade shot is the strongest cover.

  • Wide angle

0.5x on phone or 16–18mm: corner to corner at 1.2–1.5m height; don't exaggerate area with perspective.

  • What to remove

Personal items, trash, table settings, people's photos; 'homey' means clean, not sterile.

A listing with 5 dark photos loses 50% of calls. Order: declutter → clean → daylight shoot → edit without '+50 saturation'.
