LEGAL OBLIGATIONS

Under section 11 of the Landlord and Tenant Act 1985, you are legally required to keep in repair:

- The structure and exterior of the dwelling (including drains, gutters, and external pipes);

- The installations for the supply of water, gas, electricity, and sanitation;

- The installations for space heating and heating water.

 

You are required to carry out repairs within a reasonable time. If you fail to do so, I may:

1. Report the matter to the local authority's environmental health department;

2. Commence legal proceedings for disrepair;

3. Seek compensation for damage to my belongings and any health impact.
