Forest plots: status
Forest-land plots are forestry-designated lands; their circulation is restricted. Private ownership of forest land in Ukraine is barely practiced — use rights are the main form.
Recreation/gardening lease
Forest-land lease is possible for recreation, haymaking, grazing, honey bort — via land auctions; the designation doesn't change.
Timber harvest
Cutting on your own plot requires a logging ticket and approvals — without documents it's illegal logging with criminal liability.
Garden cooperatives in forest
Former dacha massifs on forest lands — a separate category: privatization restricted, new construction only after designation change (hard).
Check before the deal
A plot 'with forest as bonus' — check the cadastral designation: if the land is forestry, unwinding a tainted deal is nearly impossible.
The main rule: land category determines what's allowed, not the paper owner. Forestry plots don't sell into private ownership and can't be built on — a 'forest cottage at a low price' is almost always a problem.
